The MTKKCA encourages residents to comply with the Declaration of Protective Provisions found in each homeowner's Preliminary Title Report. Please note that these protective provisions apply to EVERY lot in MTKKCA, regardless of whether the owners are dues-paying members of the association or not.
Without a volunteer board, residents would be required to enforce building restrictions, height limitations and other Architectural and Minimum Building Requirements themselves, or through an attorney. Residents would be left to advocate with the City and County as individuals rather than as a powerful association of more than 500 homes. MTKKCA allows for buyers and sellers to have a reliable source to procure information and documents to support the purchase and sale of properties.
Living in this neighborhood is truly special, and should be treated as such. With guidance and support of the MTKKCA, as outlined in their Constitution and Bylaws, residents can help to ensure a healthier and brighter community for all.
For homeowners considering improvements, the first step to any remodeling or new construction project, whether or not it may require a permit, is to complete and submit a Project Review Form, to prevent unnecessary delay or revision to your plans.
